The Mingorispolkom has confirmed the town-planning project of detailed planning of territory in borders of streets of M.Bogdanovicha – V.Horuzhej – Kuibysheva – Masherova avenue.
The municipal zone of the Main military clinical medical centre will be transformed on a plan of architects: the centre will be reconstructed, buildings available on it and structures will be completely taken down. Existing 5-stored houses will be modernised, and 12 five-stored apartment blocks will be reconstructed with a superstructure of mansard floors on six of them. New buildings will grow in this area, it is planned to erect six many-stored houses (7, 9 and 19-stored). As a result of transformations the available housing in this territory will increase almost twice: from 69,1 thousand in sq.m. to 124,4 thousand in sq.m., and a population – from 3 thousand to almost 5 thousand persons.

By 2030 the territory of Minsk will increase more than by 30 thousand hectares.
The Minsk area is the largest and densely populated in republic. Here 18 village councils are located, the settlement of city type of Machulishchi, the city of Zaslavl (only 363 settlements, 324 housing estates and gardening associations), lives over 170 thousand persons.

In Belarus in January is developed 295 thousand square meters of a total area of apartments. It corresponds to level of January of last year and makes 4,2% of the annual task.
For the citizens consisting on the account of living conditions requiring improvement, in January it is put in operation 177,2 thousand square meters of apartments, from them in multiroom apartment houses in cities – 121,5 thousand square meters. Relative density of the apartments constructed for this category of citizens in multiroom apartment houses in cities, has made 92,6% from volume of the entered habitation in such houses at the task for year of 80%.

The warehouse areas
In 2010 the accurate policy of developers concerning building of speculative warehouses as neither increases of availability of extra financing, nor returning of a level of demand to pre-crisis level it is not expected will proceed. Nevertheless 550-600 thousand м2 the new warehouse areas will be completed and will enter the market of direct rent in 2010
Absorption preservation at level of 2009 (700 square meters), economic stability and absence of new financial shocks (which probability in 2010 according to the Ministry of Finance – 15%) will allow the market to be stabilised and keep declared commercial conditions on current values. Soft growth of rates of rent is possible from the middle 2010 – the beginnings 2011 when “failure” in building of the high-quality warehouse areas will start to be felt, caused by absence of design financing in 2009-2010, and level of vacant premises will start to decrease.

The decision on terms of the beginning of building of the largest object in Belarus was accepted at working meeting of supervisory board SOOO «Minsk-city». Action has taken place on February, 16th in Moscow.
The general director of operating company SOOO «Minsk – of City» Sergey Kiselyov has informed participants of meeting on end of a spadework in the territory which have been taken away under building of the first quarter «Minsk-city». Here is taken down and utilised 35 buildings and constructions of old factory of ferro-concrete products.

In the primary Moscow market buyers preferences differ depending on accommodation class. So, in economical apartments class demand for objects of the big area has increased. Before crisis in this segment most actively there were sales one-room apartments a total area of 35 sq. metres. Today leaders of sales are two-room apartments from 50 sq. metres.
The majority of buyers apartments without furnish (prefer 80% from total of buyers), but some (20%) are guided by the variants completely ready for residing, not demanding additional expenses for repair carrying out.

In Minsk apartments rent growth during the current year has not exceeded 5%. The new decree does not provide obligatory increase of apartments rent. Its growth in capital practically does not occur. Theoretically it is possible, but practically the rent is established at former level.
Mingorispolkom as the owner of objects of the municipal property steadfastly traces process of installation of raising factors to rent rates. By consideration of questions as agreed the sizes of factors to rates of apartments rent the Mingorispolkom under each contract compares level of apartments rent to the introduction of the decree into action and after. Growth under those contracts which have already renewed, has made no more than 5%. Growth on 1%, 2%, 3%, but no more 5%” is supposed.

Proprietor continues to analyze a situation in the market of inhabited rent in Moscow. The prices for the Moscow property for rent for the period which has passed from the beginning of February, have not changed almost. From essential changes it is possible to notice that fact that the offer volume for 2 weeks has decreased. It seems that the tendency of last months – the accruing volume of the offer – was replaced with the opposite.
The apartment for rent offer on a maximum
If within January the volume of the offer of property for rent continued to grow (in comparison with November this indicator has increased to the beginning of February approximately by 70%) the first weeks of February have let know: there is a limit and for this tendency. And here demand from the beginning of year gradually increases. Demand for apartments for rent in January, 2010 in comparison with December has considerably enough grown up (on 34,5%), thus it is necessary to notice that the strongest increase of demand has concerned apartments in a range from $750 to $1000 (42%) and apartments from $1000 to $3000 (54,9%)”.

In one of settlements of Estonia the one-room apartment for one crone is leased. Similar announcements of such apartment rentals became already habitual for inhabitants of the country. If earlier to such offers there corresponded, as a rule, apartment rentals in the started condition today there are also more expensive variants.
The object area in settlement Rijzipere makes about 35 sq. m. In the announcement of tenancy even is said that the preference will be given the long-term tenant. The truth the tenant should pay also municipal expenses.

Nine cities-companions can appear in the long term at Minsk within a 50-kilometre accommodation zone. The minister of architecture and building of Belarus Alexander Seleznev has informed on it today.
For today in Minsk live about 1,8 million inhabitants. It is planned that every year in capital 1,2-1,3 million in sq.m. of apartments will be under construction. During the current year before Mingorispolkom a task in view to enter 1,7 million in sq.m. of accommodation. To compensate existing not built apartments in Minsk, the head of the state has given the commission to create cities-companions. Today the decision on such 5 cities is accepted. The documentation already on three of them is developed: in Smolevichi (the platform here is already allocated for 1-1,3 million in sq.m. of apartments), and also in Zaslavlj and Dzerzhinsk.
